Operating model
Define the proposed management approach and the responsibilities that need to sit with the owner and future operator.
MATCH THE OPERATOR TO THE ASSET
Define how the marina should be operated and create a structured basis for selecting the organisation responsible for delivery.

THE DECISION BEHIND THE SCOPE
The operator must fit the asset’s commercial ambitions, service standards and long-term requirements. Comparing candidates is difficult when the operating model and responsibilities have not been defined.
Discuss this scopeWHAT THE WORK COVERS
Define the proposed management approach and the responsibilities that need to sit with the owner and future operator.
Prepare a structured RFP describing the operating requirements and the information needed from prospective operators.
Develop an evaluation grid and examine the concession or management contract logic alongside the proposed service and business model.
METHOD & DELIVERABLES
Define the operation before comparing operators. A clear structure, allocation of responsibilities and service brief helps the owner assess potential partners against a common understanding of the asset and its objectives.
Explore the workstreams and typical outputs below. The deliverables and review milestones are agreed around your priorities, available information and project stage.
Compare direct management, specialist operation and hybrid arrangements against the asset’s requirements. Examine how control, accountability, shared services and commercial responsibilities would work, then establish a proposed governance structure for the owner to discuss with its appointed advisers.
Allocate the principal marina, club and support functions between the relevant parties. Clarify who delivers each service, manages the interface and escalates decisions, so prospective operators can understand both their own remit and their dependencies on others.
Translate the operating concept into a practical brief covering the service offer, staffing assumptions, systems and expected management capabilities. Define the evidence candidates should provide and the service expectations against which their proposals can be discussed and assessed.
Create a consistent basis for comparing candidate proposals and identifying gaps or clarifications. Where included in the engagement, support briefings and interviews; the extent of tender management, commercial negotiation and contract preparation is defined separately with the client.
WHO THIS SUPPORTS
The future operating model informs design and handover requirements. Addressing it during development helps connect those decisions before the asset opens.
A shared brief and evaluation grid give the client a consistent basis for comparing proposals against the marina’s requirements, rather than comparing different assumptions and scopes.
